Home and land hosting is an easy way for land owners to connect with Ieshahomes buyers. Land owners, also known as land hosts, list their land for Ieshahomes buyers to lease out. After you’ve browsed our land hosts, use the request form and customise your Ieshahomes floor plan. Once you’ve confirmed details with your land host, Ieshahomes will be ready to build your home and deliver it to your leased land.

If you’re a land owner, you can apply to become a land host and list your land for Ieshahomes buyers to lease out. Your listing will be shown on our website, and comes with other additional perks like marketing and support. Apply to become a land host here.

OPT TO BECOME A HOME HOST

Ieshahomes buyers can also choose to become a home host- that is to rent out their Ieshahomes POD to guests as an air bnb/holiday home service. Land hosts that are open to home hosting will indicate this on their listing.

1- PICK A LAND HOST

Browse from our available land host listings. When you’re ready, use the request a host form. Our team will contact the land host for you and allow them to get in touch with you regarding a leasing agreement.

TIP: Try leasing land that is flat as its easier to set dwelling, if land is different and sloping no problems we have the right design that suits any type of land.

2- CUSTOMISE FLOOR PLAN

  • IESHAHOMES have specific pre designed dwelling options (3), we suggest nothing larger than a Granny Flat is constructed. (up to 2 bed).
  • These designs are suitable for NDIS disability access and use.
  • You will need to decide upon inclusions you require / IESHAHOMES Will provide all for you and a firm fixed price.
  • Key requirements  will need to be decided upon such as inclusions (EG: Large/small kitchen -pull down bed system, single or double bathroom, colour, do you want cladding options and if you want additional modules (3m sizes) = enclosed veranda, decks, retractable awnings, additional rooms. (Call IESHAHOMES) THEY will make this simple for you.
  • Remember – no concrete slabs – Ieshahomes imprint is tiny and simple and requires no concrete slab.
  • Electrical can be pre wired and or on the spot wired / same applies to plumbing and waste.
  • Waste water and Waste options are Temp connect to town or existing services / tank collection / tank collection and seepage.
  • Power options are, extension lead connection, solar connection and town services connection.

3- ORDER & DELIVERY

  • IESHAHOMES Will firm price, coordinate manufacture, delivery and flat pack or build for you and ensure you get everything required and done.
  • Your ordering is simple (contact Ieshahomes).
  • Ieshahomes will provide, Sale agreements, Deeds for dwelling, guarantees & warranties, plans and manuals.
  • If DIY build – use our Build assist service – If Build is required, offsite and onsite can be organised. Both options are simple, clean and easy.
  • Expect delivery to take 4 weeks (min) and build time between 4 and 11 days. This is pending stock and manufacture cycles as well as demand at the time of order.
  • Ieshahomes dwellings are fully compliant with councils. 5 star rated.
  • Engineered steel system allows for module relocation at any point in time and also module connective for extending the dwelling. STEEL sub floor and frame.
  • 50% deposit is required and the balance prior to delivery when ready to be dispatched.

How To Become a Host

WHAT IS A HOST?

There are two types of hosts: a land host and and home host. A land host is a landowner who leases out their unused land to an Ieshahomes homebuyer to build their studio granny flat on. A home host is an Ieshahomes buyer who leases out land from a land host and rents out their Ieshahomes studio granny flat as an air bnb, holiday home, event space, etc.

BECOME A HOME HOST

  1. Browse through our list of land hosts and opt into the home host program
  2. Once your details are confirmed, Ieshahomes will pair you with an available land host.
  3. The land host will arrange a rental agreement with you for the land you will be leasing.
  4. Ieshahomes takes care of the sale and service of your studio granny flat and delivers it to the land host’s land for you to rent out as an air bnb/holiday home/event space etc.

BECOME A LAND HOST

  1. Apply to be a land host (includes a listing fee)
  2. Once you are approved, Ieshahomes will list your land on our website and pair you with an interested homebuyer.
  3. You will arrange a rental agreement with the homebuyer so they can lease out your land.
  4. Ieshahomes takes care of the sale and service of the homebuyer’s studio granny flat and delivers it to your land for the homebuyer to live in.

Tips and General Information

TIPS ON HOME HOSTING

You will require insurance for air bnb etc and dwelling combined. See Air bnb and holiday letting rules and regulations

  • Expect to generate between $11k and $26k per year via air bnb / holiday letting depending on the size, type, position and star rating the leased land and dwelling is.
  • See tips on managing letting, air bnb etc.
  • Take advantage of 3rd party sites to list your home for holiday renting (Air BNB, Vrbo, Booking.com, Agoda Homes, Trip Advisor, and more.

INFO FOR LAND HOSTS

Homes are installed on temporary footings and are hooked up to existing/temp town connection services (electricity/waste/water etc).

  • Lease Terms – Standard lease for specific state
  • Option for D.A exempt and compliance / temp dwelling or term/ fixed dwelling (see council article) The parties will negotiate and agree on an option.
  • Amount of land to lease out to Ieshahomes buyer is recommended to be a min of 10x20m
  • Waste water and Waste options are Temp connect to town or existing services / tank collection / tank collection and seepage.
  • Power options are, extension lead connection, solar connection and town services connection.
  • Call Ieshahomes Admin for support.
  • Use a 3rd party real estate agent if need be to consult
  • Keep it simple, discuss and work through hosting and cleaning. You as a land host can provide the option for cleaning on behalf of the home host.
  • List and choose land that is appropriate and has good access and the longer the lease the better.
  • Go out your way to be friendly when hosting but keep it business and stick to your agreements.
  • Think about if you host of you find someone local to do this and cleaning (if) buyer has not organised this.
  • Keep records – for reference and administrate the lease like a landlord or use an agent.
  • Any disputes, mediate and resolve fairly and quickly. Use agreements and terms.
  • Contact Ieshahomes or the leasing party if you need to and relate in writing and request support and resolution.
  • Insure water is provided or a tank is installed for water catchment and use.
  • Your lease price should be FAIR and subject to land area, type, access and facilities and access to other places, rural or sea aspects etc.
  • Between $100 and $200 per week is suggested.
  • (For home hosting) you could negotiate a percentage of lettings instead of lease rent.
  • At the end of a lease term you should ask dwelling owner if they would sell to you then you can continue and own (this would be say at the end of a 3 year term lease) nearly paid it off perhaps.
